Landex Development, LLC recently announced that it has been awarded LEED GOLD certification, for Studio 3807, located in the Gateway Arts District, in Brentwood, MD. Studio 3807 has been designed to minimize waste, reduce its carbon footprint, improve the Chesapeake and its waterways, and help residents save money on utilities.
Studio 3807 is a solar-powered community, with100,000 kW array on the roof which produces enough energy to create about an 18,000 lb. carbon offset each month. Studio 3807 offers residents a wide variety of eco-friendly transportation options, including buses, ZipCars and Capitol BikeShare. Recycling is made simple for residents living in Studio 3807, with easy-to access receptacles on each floor. Residents are also encouraged to donate any unwanted items to local artists who can reuse them for their artwork. With a commitment to the environment, Studio 3807 is a 100% non-smoking/non-vaping environment. The apartments have been constructed with Energy Star appliances and windows that reduce the energy consumption and carbon footprint required for heating or cooling spaces. Studio 3807 utilizes an Energy Recovery Ventilation (ERV) system to heat and cool the entire building. ERV is the energy recovery process of exchanging the energy contained in normally exhausted building or space air and using it to precondition the incoming, outdoor air. Each apartment has been equipped with a smart thermostat. These features create eco-friendly, green living for the residents.

Studio 3807 has been designed and constructed to meet the US Green Building Council’s Leadership in Energy and Environmental Design (LEED) GOLD standard, one of the highest LEED standards available. The LEED rating system is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance.
